FREQUENTLY ASKED QUESTIONS

WHAT CHANGES CAN I MAKE TO THE EXTERNAL APPEARANCE OF MY HOME?

A townhome is designed as part of a collection so the overall palette of material and design has been done to achieve a cohesive outcome. This design requires approval form the developer and on occasion from the local council for these reasons, no external changes can be made.

WHAT CHANGES CAN I MAKE INTERNALLY?

You can select from one of three colour boards to choose the interior colours and materials in your home. You may also elect to choose some upgrade items to make your home more comfortable such as air-conditioning or downlights. Each home is pre-engineered so there can be no structural changes.

CAN I SELECT THE COLOUR PALETTE OF MY HOME?

Yes you get a choice of three colour palettes that have been created by our Interior Designer.

ARE THE HOUSES JOINED TOGETHER?

Unless specified, each home is constructed independently which means they have their own slab, wall and roof system.

IS THERE AN OWNERS CORPORATION?

In most cases there is no owners corporation on our townhome developments. An Owners Corporation occurs when there is shared, common property such as a private road or reserve.

WHAT IS INCLUDED?

Each townhome release comes with a full list of included items for you to review. We like to include a high level of inclusions so your home is ready to move in to – items such as timber look laminate flooring, carpet, reconstituted stone benchtops to the kitchen, Elextrolux appliances, full landscaping, letterbox and clothesline, remote entry garage door. On occasion our standard inclusions may be varied to suit the development so it is important that you review the development specific inclusions before purchasing.

WHAT CAN I UPGRADE?

There is a defined list of upgrade items for any townhome development. You can select any amount of upgrades from this list. Examples of items that may be included are blinds, upgraded appliances, reconstituted stone to the ensuite and bathrooms and waterfall ends to kitchen benchtop.

HOW DO I GET FINANCE?

It is important to note that we request all purchasers receive a pre-qualification form our nominated broker before proceeding. This process takes 24 hours and provides both parties with the confidence to continue to deposit stage. After the pre-qualification you may elect to continue with our broker or use your own appointed broker or bank lender.

WHAT IS THE DEPOSIT AMOUNT?

House

  • $2,000 holding deposit to Sienna Homes New Home Consultant
  • Balance of 5% of house contract paid at contract signing - within 14 days of holding deposit paid

Land

  • $1,000 to Development Land Sales Consultant
  • Balance of 5% or 10% of land contract paid at contract signing - within 14 days of holding deposit paid.
WHAT IS THE PAYMENT SCHEDULE?

Unless otherwise stated, once the land titles you will need to pay the balance owing on your block. Once construction starts you will be required to make progress payments at the following stages:

  • Base claim 10%
  • Frame claim 15%
  • Lock up claim 35%
  • Fix claim 25%
  • Final claim 10%
WHEN DO I SIGN CONTRACTS?

Contracts are usually signed within 14 days of paying your initial deposit.

IS MY HOME COVERED BY A WARRANTY?

Yes your home is covered by a 7 year structural warranty. You are also protected by domestic building insurance during the construction of the home.
